Location and Hamptons Living

The Hills is located in East Quogue, a hamlet in the Town of Southampton. The community is a 90-minute drive from Manhattan and five minutes from Francis S. Gabreski Airport. The Hills’ owners enjoy full access to Dune Deck Beach Club, 15 minutes away in Westhampton Beach. Nearby towns include Quogue, Westhampton, and Southampton.
East Quogue, Quogue, and Westhampton are neighboring towns, each with its own character. Westhampton is well-known for its lively village center and an emphasis on a marina lifestyle. Quogue offers a quieter, more secluded feel with a strong beach identity. East Quogue moves at
a leisurely pace, with more open land and a connection to nature. The Hills embodies the best qualities of all three Hamptons towns with its world-class amenities, quiet location, and strong sense of community.

Residences, Ownership, and Costs

The Hills is a low-density community of like-minded families with an initial offering of 110 residences ranging from turn-key, developer-built homes and cottages to large custom homesites.
Ownership pricing at The Hills ranges based on residential preferences. Specific pricing and availability are shared with prospective buyers directly upon interest. To learn more about The Hills ownership opportunities, please contact the sales team by clicking here.
At all Discovery communities, ownership is by invitation, meaning prospective buyers must either be invited by Discovery or invited by an existing homeowner to join the community and purchase real estate. This approach helps maintain a high-quality membership base and is largely why Discovery communities are the most exclusive in the world.
Ownership at The Hills includes access to the community’s private amenities, including the 18-hole championship golf course, premium fine and casual dining options, state-of-the-art wellness and fitness facilities, curated family programming, and access to the members-only beach club,
Dune Deck.

Comparisons and Evaluation

The Hills brings the Discovery experience to the Hamptons, one of the few places where private golf, ocean access, and a residential community come together within reach of New York City. Its scale is intentionally intimate, its landscape is defined by pine forest and open land rather than mountains or tropics, and its pairing with Dune Deck gives owners both a countryside setting and an oceanfront club. For East Coast-based families, it offers Discovery’s amenities and service in a place they can reach in an afternoon.

Private Golf at The Hills

The Tom Fazio-designed, 18-hole championship golf course at The Hills weaves through the community’s rolling terrain and pine woodland. The experience reflects Discovery’s relaxed approach to the game: exceptional course conditions without formality, with no tee times and no dress code. Additional amenities include a golf house, practice facilities, and Discovery’s signature comfort stations along the way.

Long Island is home to some of the most storied golf courses in the country, most of which are standalone clubs where membership is separate from where you live. Golf at The Hills works differently. The Tom Fazio-designed championship course is part of a residential community, and access comes with ownership of a home rather than through a club membership process. The result is a relaxed golfing experience with no tee times and no dress code, complemented by premier amenities only steps from the home.
No. The golf course at The Hills is private and for use by owners and their guests only.

Dune Deck and Beach Access

Dune Deck Beach Club is The Hills’ exclusive oceanfront beach club experience, located on the dunes in Westhampton Beach. The club offers a private retreat with an expansive deck overlooking the ocean, full cabana and beach service, a resort pool and wading pool, oceanside dining, a fitness center, and family programming throughout the summer season.
The Hamptons has a long tradition of private beach clubs, many with membership waitlists and varying levels of facilities. Membership at Dune Deck is included as part of The Hills’ amenities, offering a full oceanfront experience with beach access, cabanas, pools, dining, and fitness facilities.

In addition to following Discovery’s company-wide sustainability initiatives, The Hills will use its own irrigation wells to capture local post-agricultural farm water to water the golf course. This will result in the removal of excess nutrients from the local watershed and area bays. The community will also feature hyperlocal sustainability, using nearby or local gardens and vineyards to produce food for the restaurants and bars. The Hills is also investigating the use of geo-thermal power for the community and solar power for maintenance areas and some support vehicles, and plans to have electric charging stations on site for hybrid electric vehicles.
